ELECTRICS & PLUMBING
The right firms do the electrics and pipes
Relut does not carry out electrical installations or plumbing work itself. We say so plainly, because that is how the rules are meant to work. Electrical installation work in your home may only be done by a firm registered with Elsäkerhetsverket (the Swedish Electrical Safety Authority). Water installations that are to come with a Säker Vatten installation certificate (intyg om Säker Vatteninstallation) must be done by an authorised plumbing firm. Both matter for safety and for your insurance.
Our role is the building work and the coordination. When a kitchen, a bathroom or a new wall needs electrics or pipes, we bring in partner firms with the right authorisation. We strip out, build, close up and paint around their work and make sure the stages come in the right order. Who does what, and who is responsible, is set out in the written quote. Home visits and quotes are free throughout Stockholm County.
How the work is divided
The installations are done by authorised firms, and we do what has to be built before and after.
Electrical installation via partner
A registered electrical contractor that we work with runs new cable, fits sockets and switches, installs underfloor heating and residual current devices (RCDs) and connects the cooker, hob and other hard-wired equipment.
Plumbing via partner
A Säker Vatten-authorised plumbing firm reroutes pipes, replaces the floor drain, connects taps, toilet, dishwasher and washing machine and fits leak protection. The firm issues the certificate for its work.
Strip-out and opening up
We open up walls, floors and boxing so the installers can reach where they need to work. That saves their time and means old pipes and cables can be assessed properly.
Studs, noggins and boxing-in
We build walls and service voids, fit noggins where taps, sockets and fittings will be fixed and box in pipes where that is permitted, with an inspection hatch where something must stay accessible.
Making good and surface finishes
Once the installations are run and checked, we close up, fill, paint and lay floors. The installers do the final fitting of sockets, light fittings and taps after the surfaces are finished.
Coordination and documentation
We book the trades in the right order and check measurements and positions between them. After the work we make sure you receive certificates and documentation from the firms that carried out the installations.
GOOD TO KNOW
What you may do yourself and what requires authorisation
The rules for electrics are law. For water, it is a matter of trade rules that insurers as a rule refer to.
What you may do yourself
Elsäkerhetsverket (the Swedish Electrical Safety Authority) lists what you may do if you have the knowledge: replace fuses and lamps, replace a hard-wired light fitting in dry rooms in the home, fit plugs and extension leads, and replace an existing wall socket or a switch rated at no more than 16 amps. You may not alter the fixed installation, replace an unearthed socket with an earthed one or install underfloor heating. Illegal electrical installation work is a criminal offence.
Check the electrical firm in the register
All firms that do electrical installation work for others must be registered with Elsäkerhetsverket, and for work in homes the registration must cover the activity type Bostäder (homes). The e-service Kolla elföretaget shows you both. As the holder of the installation, you are responsible for it being safe, so the check is your job. You can also ask the firm to show its self-inspection programme (egenkontrollprogram) before work begins.
Säker Vatten and your insurance
Säker Vatten writes that insurance companies have as a rule included requirements in their terms that work is carried out in line with established trade rules. Only an authorised plumbing firm can issue a Säker Vatten installation certificate (intyg om Säker Vatteninstallation). The certificate must be handed to you no later than four weeks after the work is finished, and the firm must be able to produce a copy for ten years. Keep it. It is asked for when a claim is settled and when the home is sold.
The RCD cuts the power on a fault
A residual current device (RCD, jordfelsbrytare) cuts the power quickly if there is an earth fault in the installation or in a connected appliance. It has been a requirement in newly built homes since 1 January 2000. Elsäkerhetsverket recommends that you test it at least twice a year with the test button, and that an RCD made before 1996 is replaced. If the house has no RCD, a renovation is a good opportunity. Fixed installation is done by an electrical contractor.
How it works
How it works
Three steps from idea to a quote where electrics, plumbing and building work fit together.

Describe what needs doing
Get in touch and tell us about the renovation and what you know about the electrics and pipes today: the age of the building, whether the consumer unit has an RCD and whether anything is to be moved. Photos of the consumer unit and pipes help.

Free home visit
We see how pipes and cables are run, what has to be opened up to reach them and how much will need making good afterwards. If needed, we bring the installer along. The visit is free throughout Stockholm County.

Written quote
The quote shows our building work and the installations separately, which registered electrical contractor and which authorised plumbing firm will carry them out, who is responsible for what and which certificates you receive.

What affects the price?
The cost comes down to how much is to be moved and how hard it is to reach. Concealed pipes and cables need more opening up and making good than surface-mounted ones. An older consumer unit with no room for more circuits may need extending. The ROT deduction (ROT-avdrag) also applies to electrical and plumbing work and is 30 per cent of the labour cost, up to SEK 50,000 per person per year. Materials and travel give no deduction. The price is given in a written quote.

Frequently asked questions
Straight answers about Electrics & plumbing before you decide.
No. Electrical installations are carried out by a registered electrical contractor and water installations by a Säker Vatten-authorised plumbing firm that we work with. We do the building work around them, meaning strip-out, walls, boxing-in, filling, painting and floors, and coordinate the installers so everything happens in the right order. The quote states which firms do the installations and who is responsible for which stage.
You may do simpler jobs if you know how. According to Elsäkerhetsverket (the Swedish Electrical Safety Authority), you may replace fuses and lamps, replace a hard-wired light fitting in dry rooms, fit plugs and extension leads, and replace an existing wall socket or a switch rated at no more than 16 amps. You may not run new cable, fit new sockets, replace an unearthed socket with an earthed one or install underfloor heating. That requires a registered electrical contractor.
Simple things such as replacing a shower hose or cleaning out a trap are within most people’s reach. Larger jobs you should leave to an authorised plumbing firm. Only they can issue a Säker Vatten installation certificate, and insurers as a rule have requirements in their terms that work follows the trade rules. Boverket’s building regulations also apply no matter who does the work. In a housing cooperative flat (bostadsrätt), the board’s permission is required to alter water and waste pipes.
Search for the firm in Elsäkerhetsverket’s e-service Kolla elföretaget. There you can see whether the firm is in the register and whether the registration covers the activity type Bostäder (homes), which is required for work in your home. If the firm is not there, do not use it. You can find authorised plumbing firms in the same way through the search function on Säker Vatten’s website. We state in the quote which firms will do the installations, so you can check them.
Because insurance companies as a rule require the work to be done in line with the trade rules, according to Säker Vatten. The Säker Vatten installation certificate is described in the rules as a document of value when a claim is settled and when a home is sold. For electrics, you as the holder are responsible for the installation being safe and for the work being done by someone with the right knowledge. Exactly what applies in the event of damage is set out in the terms of your own home insurance.
The installers come twice. The first time when walls and floors are open, to run pipes and cable to the right positions. The second time when the surfaces are finished, to fit taps, sockets and light fittings and connect them. In a bathroom, the pipes and floor drain must be finished before the waterproofing is applied. In between, we build, fill and paint. Our job is to make the timings fit together.
Yes, for the labour cost. Skatteverket (the Swedish Tax Agency) states, among other things, that installing and repairing electrical, water and waste pipes and cables, extending the consumer unit and installing taps, toilet and shower qualify for the ROT deduction (ROT-avdrag). The deduction is 30 per cent of the labour cost, up to SEK 50,000 per person per year. Materials and travel do not count, and repair of household appliances gives no deduction. The quote shows how the deduction is handled on the invoice.
Yes. We make a free home visit anywhere in Stockholm County and go through what the renovation requires in terms of electrics and plumbing, and when needed we bring the installer along. After the visit you receive a free written quote. If it is purely an electrical or plumbing job with no building work, the simplest thing is to go directly to a registered electrical contractor or an authorised plumbing firm.
