BUILDING & RENOVATION
A renovation stands or falls on the planning
Most renovations that go wrong do so on paper, not on site. A vague quote, jobs done in the wrong order and extras nobody agreed on cost more than expensive materials. That is why we sort out the scope, the sequence and who is responsible before anything is torn out, and put it in writing so you know exactly what you have ordered and what it costs.
Relut does demolition, carpentry, partition walls, flooring, filling, painting and wallpapering itself. Electrical installations are carried out by a registered electrical installation company we work with, and plumbing, waterproofing in wet rooms and work on load-bearing structures are done by partners with the right authorisation. We coordinate the work throughout Stockholm County, and the written quote shows who carries out and is responsible for each part.
What we can help you with
From a single room to a whole flat or house, with a clear plan for who does what.
Demolition and stripping out
We remove surface finishes, fittings and non-load-bearing walls, protect what is staying and sort the waste. If we suspect asbestos in older materials, work stops and a specialist removal company takes over.
Walls and carpentry
New partition walls with studs and plasterboard, closing up openings, doorways, wardrobes, built-in storage and mouldings. We build so that cables and pipes can be run before the walls are closed.
Floors and skirting
Laminate, parquet and click vinyl with skirting boards and thresholds, plus simple levelling of the subfloor. Floors are laid late in the project and kept covered until the rest of the work is finished.
Filling and painting
Skim filling, joints, sanding, priming and finishing coats on walls, ceilings and woodwork, plus wallpapering. The preparation is done once the dusty stages are over, so the surface stays clean.
Kitchens and fittings
Fitting of kitchen carcasses, worktops, doors and other fixed fittings. Connecting water, drainage and electricity is done by a plumbing company and an electrical installation company that we coordinate.
Coordinating partners
We schedule electrics, plumbing and wet room work in the right order and check progress on site. The quote states which company carries out each part and who your contract is with.
GOOD TO KNOW
Rules that affect your renovation
As a private individual you have clear protection under Swedish law, and some work must be notified before it starts. The information was checked in October 2026.
The Consumer Services Act protects you
When you hire a tradesperson as a private individual, the Swedish Consumer Services Act (konsumenttjänstlagen) applies. The work must be carried out professionally, and the company must advise you against work that would not be of reasonable use to you. If you have been given an approximate price, the final price may not exceed it by more than 15 per cent. Faults in work on buildings can be claimed for if they are discovered within ten years, and a complaint made within two months always counts as made in time.
Notifying the municipality
Even when no building permit (bygglov) is needed, a notification (anmälan) may be required. Under the Planning and Building Ordinance (plan- och byggförordningen) this applies to changes that substantially affect the building’s load-bearing parts or fire protection, and to installing or substantially altering a fireplace, flue, ventilation, water supply or drainage. Work may not begin until the municipal building committee (byggnadsnämnden) has issued a start clearance (startbesked). Moving a non-load-bearing partition wall is not on the list, but it becomes notifiable if any of these are affected.
Board permission in a housing cooperative
In a housing cooperative flat (bostadsrätt), the Housing Cooperatives Act (bostadsrättslagen) requires the board’s permission for work on load-bearing structures, installing or altering pipes for drainage, heating, gas or water, changes to ventilation or a fireplace or anything else that affects fire protection, and other substantial alterations to the flat. The board may only refuse if the work would cause significant harm or inconvenience to the cooperative. Apply in good time, as the board may want to see drawings and certificates.
ÄTA: changes and additions
ÄTA stands for alterations, additions and omitted work, in other words anything that was not in the original order. According to Konsumentverket (the Swedish Consumer Agency), the basic rule is that the company must consult you before carrying out additional work, and you should keep a margin for it in your budget. Agree before the start how ÄTA work will be handled, and have every addition written down with a price before it is carried out. Konsumentverket has a form for this.
How it works
How it works
Three steps from idea to a quote you can compare and decide on.

Describe the project
Get in touch and tell us which rooms are involved, what you want to change and when you would like it finished. A floor plan, photos, the year the building was built and whether it is a housing cooperative flat (bostadsrätt) help us prepare.

Free home visit
We go through the rooms and look at which walls may be load-bearing, where cables, pipes and ventilation run, the condition of the surfaces and how materials and waste can be carried in and out. We also work out what needs a notification or the board’s permission.

Written quote
The quote describes the work room by room, what is and is not included, materials, timetable and price, with the labour cost shown separately for the ROT deduction (ROT-avdrag). It also states which parts our partners carry out and how changes and additions are handled.

What affects the price?
The scope matters most: how much is torn out, whether the layout changes and how many trades are needed. Electrics, plumbing and wet rooms weigh heavily, as do the choice of materials and the condition of the building behind the surfaces. Allow a buffer for things that only come to light during demolition. The ROT deduction (ROT-avdrag) is 30 per cent of the labour cost, up to SEK 50,000 per person per year. We normally give the price in a written quote, and work on a time-and-materials basis can be agreed.

Frequently asked questions
Straight answers about Building & renovation before you decide.
It is not possible to say without seeing the home, which is why we give the price in a written quote after a free home visit. The cost depends on how much is torn out, whether cables and pipes need to be rerouted, the choice of materials and the condition of the building. Under the Consumer Services Act (konsumenttjänstlagen), an approximate price may not be exceeded by more than 15 per cent, so always ask for the price in writing.
With the ROT deduction (ROT-avdrag) you can deduct 30 per cent of the labour cost, up to SEK 50,000 per person per year. ROT and RUT together may not exceed SEK 75,000. Materials, travel and equipment do not qualify. You must own the home and live there or use it as a holiday home, and the company must be approved for F-skatt. We deduct the amount on the invoice and then apply for payment from Skatteverket (the Swedish Tax Agency).
From the top down, and the dirty work before the clean. First demolition, then the frame and new walls, and after that pipework and electrics while the walls are open. Once the walls are closed, filling and painting of ceilings and walls follow. Floors, skirting, internal doors and fixed fittings go in last, followed by the final connection of electricity and water. In wet rooms, the waterproofing membrane always comes before the tiles.
It depends on whether the wall is load-bearing. If the building’s load-bearing parts are substantially affected, a notification (anmälan) to the municipal building committee (byggnadsnämnden) is required under the Planning and Building Ordinance, and work may not begin before the start clearance (startbesked). As a general rule, a non-load-bearing partition wall can be removed without notification, unless fire protection, ventilation or water and drainage are affected. In a housing cooperative flat you also need the board’s permission for work on load-bearing structures.
The quote makes it clear. We do the building work, carpentry, flooring and painting ourselves. Electrical installations are carried out by an electrical installation company registered with Elsäkerhetsverket (the Swedish Electrical Safety Authority), and plumbing and waterproofing by partners with the right authorisation. The quote states which company carries out each part, who your contract is with and who invoices you. You can check the electrical company yourself in Elsäkerhetsverket’s service Kolla elföretaget.
Compare the scope, not just the total. Check that the quotes cover the same work: demolition, removal of waste, preparation, materials, electrics and plumbing. See whether the price is fixed, approximate or on a time-and-materials basis, whether VAT is included and how changes and additions are priced. Konsumentverket (the Swedish Consumer Agency) advises you to get several quotes, to have the price, scope and completion date in writing, and not to pay in advance.
Yes, if it involves work on load-bearing structures, altered pipes for water, drainage, heating or gas, changes to ventilation, an effect on fire protection or any other substantial alteration to the flat. This follows from the Housing Cooperatives Act (bostadsrättslagen). Surface finishes such as painting, wallpaper and floors in dry rooms do not normally need permission, but read the cooperative’s statutes. The board may only refuse if the work would cause significant harm or inconvenience to the housing cooperative (bostadsrättsförening, BRF).
We go through the home together with you, listen to what you want to achieve and look at walls, floors, installations and access. You find out what we do ourselves, what needs qualified partners and what may have to be notified to the municipality or the cooperative. After that you receive a written quote. The visit and the quote are free of charge throughout Stockholm County, and you are not committing to anything.
