WINDOWS & DOORS
The fitting decides how the window performs
A new window with a low U-value does not help much if it sits crooked, is poorly insulated around the frame or lacks working flashing. Draughts, cold reveals and moisture in the wall are more often down to the fitting than to the window itself. That is why our work is mostly about what you cannot see once the architraves are on: fixing, gap insulation, sealing and how water is led away from the façade.
Relut replaces and fits windows, front doors, patio doors and interior doors and makes reveals, architraves and thresholds. If a new opening is to be made in a load-bearing wall, or the façade is to be changed more extensively, a notification (anmälan) or a building permit (bygglov) may be required, and we handle the structural part together with partner firms. We work throughout Stockholm County and start with a free home visit.
What we can help you with
We do the whole replacement, from removing the old unit to finished architraves on the inside.
Window replacement
We remove the old window, check the frame opening and fit the new one plumb and level with packers and frame screws. Then we insulate the gap, seal it and fit flashing that leads the water out.
Front door and patio door
Fitting with the frame firmly fixed, hinges and strike plate adjusted, and sealing against threshold and wall. The door should move easily and close tight even as the house shifts over the year.
Interior doors with frame
Replacement of the door leaf or the whole door with frame. We adapt to the existing opening, true up the frame, shorten the door leaf if needed and fit handle, lock and threshold.
Architraves and reveals
Internal reveals, window boards and architraves are made and fitted so the junction with the wall is tight and looks neat. Filling and painting can be included in the same quote.
Gap insulation and sealing
The gap between frame and wall is insulated, made airtight on the inside and protected against rain on the outside. Windows that are staying can be given new weatherstrips and adjusted fittings.
New openings
If a window is to be enlarged or a door opened up in an external wall, a lintel or trimming is usually needed. That part is designed and carried out together with partners, and we coordinate the work.
GOOD TO KNOW
What you should know before replacing
Energy, building permits, child safety and burglary protection are governed by different rules. Here are the key points, checked against the authorities’ own pages.
The U-value shows how well it insulates
The U-value states how much heat leaks out through the window, and the lower the figure the better. According to Energimyndigheten (the Swedish Energy Agency), energy-efficient windows have a U-value of 1.0 or lower, while ordinary triple-glazed windows are around 2.0 and double-glazed windows around 3.0. The window industry has a voluntary energy label that takes glass, sash and frame into account. If the frame and sash are sound, an extra energy-saving pane on the inside can be an alternative to replacement.
Building permits after 1 December 2025
Since 1 December 2025, a building permit (bygglov) is as a general rule not required for changes to the façade of one- and two-dwelling houses, and replacing windows and doors can fall under that. The exceptions are particularly valuable buildings and areas, and houses with protective provisions in the detailed development plan (detaljplan) or area regulations, where a permit is still required. For blocks of flats within a detailed development plan, a permit is required when a façade facing a public place is changed. Ask the municipal building committee (byggnadsnämnden) if you are unsure.
Child safety in Boverket’s rules
The regulations BFS 2024:9 from Boverket (the National Board of Housing, Building and Planning) require openable windows and balcony doors in homes to have safety devices that prevent small children from falling out. If the frame opening is lower than 0.60 metres above the floor, it must be possible to lock the window both when closed and with an opening of no more than 100 millimetres. The requirement does not apply if the fall height is under 2.0 metres or if the window is more than 1.8 metres up. When a building is altered, the requirements may be adapted.
Burglary protection and RC class
Front doors are classified for burglary resistance under the standard SS-EN 1627, with the designation RC followed by a number. Stöldskyddsföreningen (the Swedish Theft Prevention Association) points out that the standard sets no requirement for an approved lock unit, and that there is no direct link between the RC class and the protection classes in the SSF 200 norm. So look at both the door’s class and the lock, and ask your insurer what applies to your home.
How it works
How it works
Three steps from first contact to a quote you can compare.

Describe what is to be replaced
Get in touch and tell us how many windows or doors are involved, approximate sizes, the age of the house and the façade material. Photos from inside and outside make it easier for us to prepare the visit.

Free home visit
We measure the frame openings, look at the wall construction, flashing, reveals and architraves and check for rot or moisture damage around the frame. We also go through how the windows open, child safety and whether the municipality needs to be contacted.

Written quote
The quote states which windows and doors are included, removal, fitting, gap insulation, flashing, internal finishing and removal of waste. The labour cost is shown separately for the ROT deduction (ROT-avdrag), and it is clear who carries out and is responsible for each part.

What affects the price?
The number of units, size and material matter most, together with the wall construction and how easy it is to get access. Scaffolding on high façades, new flashing, repair of a rot-damaged frame opening and new reveals and architraves add hours. In a house, replacing windows and doors qualifies for the ROT deduction (ROT-avdrag) of 30 per cent of the labour cost, up to SEK 50,000 per person per year. In a housing cooperative flat (bostadsrätt) the rules are narrower. You get the price in a written quote.

Frequently asked questions
Straight answers about Windows & doors before you decide.
As a general rule, no, if you live in a one- or two-dwelling house. Since 1 December 2025, façade changes on such houses are exempt from a building permit (bygglov), according to Boverket. A permit is still required if the house or area is particularly valuable or is covered by protective provisions in the detailed development plan or area regulations. Changes must also always be carried out with care for the building’s character, so check with the municipal building committee (byggnadsnämnden) before you order windows with a different appearance.
Yes in a house, but only partly in a housing cooperative flat (bostadsrätt). Skatteverket (the Swedish Tax Agency) accepts replacement of windows and doors in a house that you own and live in. In a housing cooperative flat, replacing the front door and windows does not qualify for the deduction, while interior doors, inner windows and window architraves do. The deduction is 30 per cent of the labour cost, up to SEK 50,000 per person per year. Materials are not included.
The price depends on number, size, material and what the wall looks like behind the architraves, which is why we give it in a written quote after a home visit. The work consists of removal, fitting, gap insulation, flashing and internal finishing. If several windows are replaced at the same time, the cost of setting up, scaffolding and waste removal is shared across more units. The quote shows labour and materials separately.
Not without involving the cooperative. Who is responsible for windows and the front door is set out in the cooperative’s statutes. The flat’s door to the stairwell is also part of the fire protection, and work that affects the fire protection or means a substantial change to the flat requires the board’s permission under the Swedish Housing Cooperatives Act (bostadsrättslagen). Contact the board before you order. Interior doors you can as a rule replace without permission.
Aim for a U-value of 1.0 or lower if you want a window that counts as energy-efficient according to Energimyndigheten (the Swedish Energy Agency). Ordinary triple-glazed windows are around 2.0 and double-glazed windows around 3.0. Compare the U-value for the whole window, not just for the glass. In houses with natural ventilation, you need to check after the replacement that the ventilation still works, because the house becomes more airtight.
Gap insulation (drevning in Swedish) is the insulation in the gap between the frame and the wall. It should fill the joint without pushing the frame out of position, and is complemented by an airtight seal on the inside and rain protection on the outside. If it is done carelessly you get draughts, cold reveals and a risk of moisture in the wall. Under the window, the sill flashing leads the water out past the façade, and it must slope outwards.
In new buildings yes, and when replacing you should choose one wherever there is a risk of falling. Boverket’s regulations require safety devices on openable windows and balcony doors in homes. Low-set windows, less than 0.60 metres from the floor, must be lockable both when closed and with an opening of no more than 100 millimetres. The requirement does not apply where the fall height is under 2.0 metres. When a building is altered, the requirements may be adapted if there are grounds for it.
No, the home visit and the quote are free. We come out anywhere in Stockholm County, measure the frame openings, look at the wall construction and the condition around the frames and go through your wishes for material, opening type and appearance. We only take the exact order measurements once you have said yes, because a measuring error on a made-to-measure window is expensive to put right.
